Basement water intrusion is the most common issue found in Long Island home inspections. Nassau and Suffolk County’s flat terrain, clay-heavy soil, and aging housing stock create the perfect conditions for water to find its way in.
What Inspectors Look For
Efflorescence (white mineral deposits on foundation walls), staining along the base of walls, rusted columns or footings, mold on framing, and high humidity readings — these are the signs of past or active water intrusion. The most telling evidence is often what’s been done to cover it up: fresh paint on block walls, recent drywall in a basement, drylok applied to a wet block wall.
Grading Is the Most Overlooked Cause
Most Long Island basement water problems start outside. Soil that slopes toward the foundation — instead of away from it — channels rainwater directly against the foundation wall. This is fixable with regrading, which costs far less than interior waterproofing systems.
