You hired a home inspector. Good. But most Long Island buyers forget about at least one or two critical items that require either a specialist or a specific add-on inspection. Here’s what routinely gets missed.
1. Oil Storage Tanks
Thousands of Long Island homes still have underground oil storage tanks — some in active use, many abandoned when homes converted to gas. An abandoned UST that’s never been properly decommissioned is a significant environmental liability. A general home inspection doesn’t include tank scanning. Ask specifically about this.
2. Sewer Line
A sewer scope inspection runs a camera through the main sewer line from the house to the street. Root intrusion, collapsed sections, and back-graded lines are common in Long Island’s older neighborhoods. A sewer replacement can run $10,000–25,000 — not something you want to discover after closing.
3. Radon Testing
Radon is a naturally occurring radioactive gas that enters homes through foundation cracks and openings. Long Island has measurable radon levels. Testing is inexpensive; mitigation is straightforward. Skipping this is a mistake.
4. Mold Testing
If there’s visible staining or a musty smell in the basement, attic, or any enclosed space — get mold testing. A general inspection documents visible mold concerns; a mold test quantifies air quality. Important if you or anyone in the household has respiratory sensitivities.
5. Chimney Inspection
A general inspection checks the exterior and firebox condition but not the flue. A Level 2 chimney inspection uses a camera to check inside the flue for cracks, blockages, and liner damage. If you plan to use the fireplace, add this.
