Exterior and Structure First
Inspectors start outside — checking the roof, gutters, grading, foundation, driveway, walkways, and all exterior cladding. In Nassau County, many homes have stucco, aluminum, or vinyl siding that shows specific aging and damage patterns. Grading (how the yard slopes away from the foundation) is critical in our area where improper drainage leads to basement water intrusion.
The Systems Deep Dive
Inside, your inspector is running every system: heating and cooling (checking operation, filters, and age), plumbing (running all fixtures, checking under sinks, testing water pressure and water heater temperature), and electrical (inspecting the panel, testing every outlet, and checking for GFCI protection where required). In Nassau County homes built before 1980, knob-and-tube wiring and federal Pacific electrical panels are still found regularly — both are important findings.
