Scope Differences
A commercial inspection covers the same systems as a residential inspection — structural, roofing, HVAC, electrical, plumbing — but at greater complexity. Commercial buildings often have flat roofs, three-phase electrical service, multiple HVAC systems or units, commercial plumbing configurations, and fire suppression systems. The inspection may span multiple suites, floors, and mechanical rooms.
What a Commercial Inspector Evaluates
Structure and foundation, roofing (flat roof condition, drainage, HVAC curb mounts), electrical (service entrance, panels, distribution), plumbing (commercial fixtures, water service, drainage), HVAC (commercial units, air handlers, controls), parking lots and exterior, ADA compliance indicators, and any code violations visible to the inspector.
Phase 1 Environmental
A commercial property inspection is typically paired with a Phase 1 Environmental Site Assessment (ESA). The Phase 1 reviews historical records and identifies recognized environmental conditions (RECs) — contamination or hazards that could affect the property value or require remediation.
