Before the Inspection

  • Look for signs of past water intrusion: staining, fresh paint on block, efflorescence

After the Report

  • Sort findings into: safety concerns, major cost items, routine maintenance
  • Get contractor estimates on significant items before negotiating
  • Negotiate credits, not repairs — easier to control outcome post-closing
