Mold Inspection

A mold inspection is a visual assessment. The inspector looks for visible mold growth, moisture sources, and conditions that support mold — water staining, poor ventilation, high humidity areas. It identifies risk areas but doesn’t quantify what’s in the air.

Mold Testing

Mold testing involves air sampling or surface samples sent to a lab. The results tell you what types of mold are present and at what levels — giving you documented evidence for negotiation or remediation decisions.

Which One Do You Need?

If you see visible mold or evidence of past water damage, start with testing — you want documentation. If you’re doing due diligence on an otherwise clean property, an inspection is a reasonable first step.
