Where Radon Comes From
Radon is a naturally occurring radioactive gas produced by the decay of uranium in soil and rock. It enters homes through cracks in foundations, construction joints, and gaps around service pipes. It accumulates in lower levels — basements and ground-floor rooms — and is invisible and odorless. You cannot detect it without testing.
Long Island Radon Levels
New York State has documented elevated radon levels in parts of Long Island, particularly in homes with finished basements or crawl spaces. The EPA action level is 4 pCi/L. Testing is the only way to know your property’s level — and it’s inexpensive, typically $100–$150 added to your inspection.
If Levels Are Elevated
Radon mitigation systems — sub-slab depressurization — reduce indoor radon levels by 90%+ in most homes. Systems run $800–$2,500 installed. A high radon result is a negotiating item, not a reason to walk away from an otherwise good property.
